Landmark Towers: A Landmark Achievement in Large-Scale Structural Repair & Restoration

The Landmark Towers project represents a significant achievement in large-scale concrete repair and preservation. Located at the intersection of Central Avenue and Camelback Road in Phoenix, AZ, this project involved the restoration and waterproofing of over 240 cantilevered concrete balconies on a 17-story condominium tower. Severe deterioration of the concrete, primarily due to aging and corrosion of reinforcing steel, necessitated extensive structural repairs

Beyond the balconies, structural deficiencies were discovered in supporting concrete columns and beams, prompting additional repairs that required comprehensive shoring and scaffolding to ensure safety and structural integrity. The team employed swing stages and specialized scaffolding to access repair areas efficiently, overcoming the logistical complexities of working on a high-rise structure.

To achieve a durable and lasting repair, the project required extensive material testing and mock-ups to determine the optimal concrete mix designs, add mixtures, finishing techniques, and curing methods. The use of a high-early-strength concrete mix was critical in ensuring a quick turnaround, allowing for the expedited application of waterproofing on the repaired balconies. Due to extreme temperature variations in Phoenix—hot summers and cooler winters—our team strategically adjusted work schedules, including night shifts, to maintain optimal curing conditions for the concrete and waterproofing, and ensure product performance.

This project highlights cutting-edge concrete restoration techniques, innovative material applications, and meticulous planning to restore one of Arizona’s most iconic residential high-rises.
